Selling Fast! Capital Court Townhomes in Largo MD

These 2-4 bedroom townhomes have been selling rapidly since the developer began new construction in 2017.  Many units have been built and sold already and over 100 units are under construction as I write this blog post.  The builder (Stanley Martin) is offering three models:  The Hugo, The Jenkins, and The Everett priced from $359,990, $399,990, and $424,990 respectively.  


A really cool option is the upstairs loft which leads out to the rooftop terrace.

Home on Woodyard Undergoes Major Renovation

This home located on Woodyard Rd. in Upper Marlboro is undergoing a major renovation.  It's been completely gutted and a 2nd floor is being added.  Can't wait to see the finished product!

Amazon May Build New Distribution Warehouse at Westphalia Town Center in Upper Marlboro, MD

The biggest news in Upper Marlboro in recent days is the possibility of Amazon building a sprawling 4 million-square-foot warehouse at the Westphalia Town Center in Upper Marlboro, MD.  A big open field (pictured) currently sits alongside Pennsylvania Ave (Route 4) near the Woodyard Rd. exit.


Last week, the Prince George’s County Planning Board approved a zoning change to Westphalia’s development plan. This change added a “merchandise logistics center” as a facility where goods and products are received, sorted, packed and stored for the purpose of distribution to parcel carriers or delivery directly to a customer. That sounds like it was tailored to Amazon's operations.

The site was marketed not just for residential, but for multi-use as well.  Retail shops, office space, and green open areas will be smaller if Amazon gets approved by the Prince George's County Planning board to build.  

Some residents of Westphalia have already voiced their concerns opposing the new facility and have begun a petition. They don’t want increased traffic and pollution which may drive home prices down.  They want what the developer promised……..shops, restaurants, office space, and green space in addition to the residential area, not a massive merchandise logistics center (warehouse distribution center). 


Recent townhome sales in Westphalia have peaked to a maximum of up to $470K for a 4 bedroom unit with the median sale for a 3 bedroom at $365K. One might ask if the average Amazon worker will be able to afford to live in the Westphalia neighborhood he or she would be working in?

New Homes for sale at Norbourne Park in Upper Marlboro, MD - $345K

As I drove down Woodyard Rd the other day, I decided to snap a few photos at a construction site of new townhomes in Upper Marlboro.  The new community of Norbourne Park will have 3-story, "extra-wide" luxury town homes with two-car garages and more than 2300 sqft. starting at $345K(mid-$300's).

Canter Creek New Home Construction in Upper Marlboro, MD

Here's a skeleton and final product of homes being built at the 342 acre new development Canter Creek in Upper Marlboro, MD.  It's located off Frank Tippett Rd. near Rosaryville Rd.   After reviewing their site plan, it appears only 100 homes are to be built in Phase I, along with a sprawling community park and Equestrian trail for you horse lovers. Builders include Ryan Homes and Mid-Atlantic Builders.  Homes are starting from the low $400,000s.

Realtor Drives Through New Westphalia Towncenter in Upper Marlboro To Capture Construction Progress

Armed with my Nikon D3300 digital camera in one hand and my GoPro video camera attached to my vehicle, I was ready to capture the progress in building this new community at Westphalia Town Center.  This massive project will span 479 acres and include almost 350 townhomes, shops, restaurants, commercial offices, a hotel with 600 rooms, a grocery store, and a sprawling Green Park to name a few.
